Roles & Responsibilities:
- Reporting:
- Report to the Property Manager to ensure seamless coordination on various facilities management tasks.
- Preventive Maintenance:
- Prepare preventive maintenance schedules for Operations & Maintenance (O&M) service providers (HVAC, Water Treatment Plants, Fire Protection Systems & Plumbing) and ensure they are completed as per schedule.
- O&M Documentation:
- Collect and maintain O&M manuals and technical drawings related to equipment and systems.
- Vendor Audits:
- Conduct audits of preventive maintenance activities carried out by vendors to ensure quality and adherence to schedules.
- Annual Maintenance Contracts (AMC):
- Coordinate the renewal of AMC for HVAC, plumbing, and related equipment, ensuring continuity of service.
- Repair & Maintenance Evaluation:
- Evaluate repair costs, schedule workloads, manage equipment downtime, and review work order information to maintain operational efficiency.
- Problem Resolution:
- Identify recurring equipment or system problems and work proactively with vendors and O&M teams to resolve them.
- Equipment Monitoring:
- Track the condition of all equipment and follow up with service providers to resolve any identified issues.
- Energy Saving Initiatives:
- Identify potential energy-saving opportunities and recommend or implement measures to improve energy efficiency.
- BTU Meter Readings:
- Coordinate daily/monthly BTU meter readings and ensure accurate recording and reporting of energy usage.
- Utility Bill Preparation:
- Assist in the preparation of utility bills for individual building occupants, ensuring accurate cost allocation.
- Statutory Compliance:
- Monitor and ensure compliance with statutory requirements relevant to building maintenance and facility operations.
- Occupant Liaison:
- Act as the primary liaison with building occupants, addressing facility-related concerns and maintaining strong communication.
- Bill Certification:
- Certify the bills of O&M contractors (HVAC, Fire Protection Systems, Water Treatment Plants & Plumbing) and forward them to the Property Manager for client processing.
- Budgeting:
- Assist in the preparation of annual budgets related to facility maintenance, O&M services, and vendor management.
- Vendor Performance Reviews:
- Conduct regular performance review meetings with O&M vendors to evaluate service quality and report to the Property Manager.
Education Requirements:
- B.Tech/B.E. in Mechanical Engineering
